What is a short sale? 
A short sale of a home occurs when the proceeds fall short of what the owner still owes on the mortgage. Many lenders will agree to accept the proceeds of a short sale and forgive the rest of what is owed on the mortgage when the owner cannot make the mortgage payments. By accepting a short sale, the lender can avoid a lengthy and costly foreclosure, and the owner is able to pay off the loan for less than what he or she owes. 

How long does it take to do a short sale?
The average short sale takes approximately 60-120 days. This number is dependent on: The thoroughness of the paperwork submitted and the negotiating acumen of the short sale mediator. 

Who are the parties involved in a short sale?
The parties involved can include but not limited to: lenders, listing agents, selling agents, attorneys, buyers, junior lien holders and the IRS.

What is my role in the short sale process?
It is your responsibility to act as full mediator in the short sale transaction. This includes but is not limited to: engaging all clients, collecting and submitting all documentation, all negotiations, receiving offers, continuous follow-up and the closing of the transaction. 

How much can I make doing short sales?
Fees are generally based on a percentage set by the lending party however--the more skilled the negotiator--the higher the total transaction fees. What you offer the selling the agent and other related affiliates is entirely up to you. 

What if I am having trouble with my transaction?
DG Capital is a full mediation company. We have a support line where clients can get answers to important questions clients may have throughout the process. This help line is offered at a monthly fee and includes roundtable teleseminars conducted monthly.
